You've probably heard the saying "location, location location", one of the great real estate mantras referring to the importance of where property is located. This of course is true, but you wouldn't pay an overpriced amount for a good location would you? Perhaps, but valuation is also important because a good price per square foot helps buyers obtain a marketable price on property from the get go.
In the United Arab Emirates, price per square foot varies. In Ajman $140.00-$180.00 USD per square foot is realistic, but in Dubai, $400.00-$1000.00 USD per square foot is more representative of the costs. Thus, referring back to a previous blog, micro-regions affect the price of real estate in the UAE.
So we know location and price are important in prospecting for UAE real estate but what else is important? Depending on where a buyer is situated, a good agent or property marketing company can be very helpful and worth it for several reasons. These reasons include 1) research 2) cost savings 3) reliability and 4) services.
•Research: A quality property-marketing firm does research for its clients and helps them achieve their investment goals and property search needs.
•Cost savings: Property marketing firms in the U.S. can save clients money on travel expenses, agent location and by facilitating the purchase(s).
•Reliability: Reliability is important when buying real estate in another country. The property-marketing firm should be knowledgeable, credible and experienced enough to answer client's concerns and questions.
•Services: Eminent services will be there for the client every step of the way, providing reasonable costs, consulting, contract facilitation, property location and support every step of the way to becoming a property owner.
When purchasing property in the United Arab Emirates, the real estate buyers should be informed and comfortable with their decisions. This is especially true for international buyers seeking to diversify their property ownership, real estate investors seeking to rent and/or start a business among other aspects of the real estate buying process. Good real estate facilitators can help with this and do exist in the United States.
